The BEST Coffee Cake – Moist, Buttery with Cinnamon Streusel Swirl

The BEST Coffee Cake

Okay, Iโ€™m calling it. This IS the BEST coffee cake. And I donโ€™t say that lightly โ€” Iโ€™ve eaten a lot of coffee cake in the name of research. My wife says itโ€™s my personality now.

Weโ€™re talking ultra moist, buttery sour cream cake that stays soft for 3 days (if it lasts that long), a thick ribbon of cinnamon-brown sugar right in the middle, and a crunchy, crumbly streusel on top thatโ€™s basically cookie meets coffee cake. Itโ€™s the kind of slice that goes perfectly with coffee at 7am and then again at 10pm when youโ€™re pretending youโ€™re just getting water.

The best part? Itโ€™s a one-bowl cake. No mixer needed if you donโ€™t want to. You mix it by hand and it comes out tender, not tough. This is the recipe my neighbors keep asking for after I brought it over with my Dutch apple pie buttery crumb topping last fall. They still talk about the crumb. That crumb is famous on our street.

Why Sour Cream Makes This the BEST Coffee Cake

Letโ€™s nerd out for 30 seconds. Why is this so moist and soft when bakery coffee cake is often dry?

Sour cream. Full-fat sour cream has fat and acidity. The fat makes it buttery and tender, the acidity weakens gluten (so no tough cake) and reacts with baking soda to give it lift. Result: super moist, velvety crumb that doesnโ€™t dry out.

Second secret: we use both baking powder AND baking soda. Baking soda works with sour cream for rise, baking powder gives that extra fluffy lift.

Third secret: melted butter + oil combo. Butter = flavor. Oil = stays soft even cold. Together you get best of both worlds. And the streusel? We use melted butter too so it clumps into big crunchy crumbs instead of sandy dust. Big crumbs = best coffee cake. I will die on that hill.

  • Prep Time:ย 20 minutes
  • Cook Time:ย 45 minutes
  • Total Time:ย 1 hour 10 minutes (including cooling)
  • Yield:ย 12 slices (9×13 pan)

Equipment You Need

Nothing fancy, just cozy baking stuff:

  • 9×13 inch Baking Panย – light metal or glass, this is classic coffee cake size
  • 2 Large Bowlsย – one for cake, one for streusel
  • Whisk + Rubber Spatulaย – whisk for dry, spatula for folding so you donโ€™t overmix
  • Measuring Cups and Spoons
  • Small Bowl for Cinnamon Swirlย – quick mix

What You Need

For the Cinnamon Streusel Topping:

  • All-purpose flour – 1 1/3 cups (170g)
  • Light brown sugar – 3/4 cup (150g), packed
  • Ground cinnamon – 1 1/2 tbspย – yes, tablespoon, weโ€™re not shy
  • Fine sea salt – 1/4 tsp
  • Unsalted butter – 1/2 cup (115g), melted and slightly cooled

For the Cinnamon Swirl:

  • Light brown sugar – 1/3 cup (65g)
  • Ground cinnamon – 1 1/2 tsp
  • Unsweetened cocoa powder – pinch, optionalย – makes swirl darker and richer

For the Coffee Cake Batter:

  • All-purpose flour – 2 1/2 cups (315g), spooned and leveled
  • Baking powder – 1 tsp + Baking soda – 1 tsp + Fine sea salt – 3/4 tsp
  • Unsalted butter – 1/2 cup (115g), melted and cooled + Vegetable oil – 1/4 cup (60ml)
  • Granulated sugar – 3/4 cup (150g) + Light brown sugar – 1/2 cup (100g), packed
  • Large eggs – 3, room temperature
  • Full-fat sour cream – 1 1/2 cups (360g), room tempย – this is key, not light
  • Pure vanilla extract – 2 tsp

Sour cream trick: Bring it to room temp 30 min before. Cold sour cream + melted butter = lumpy batter. Room temp = smooth, even bake. Same for eggs!

How to Make The BEST Coffee Cake

1. Make the streusel first. In medium bowl, whisk flour, brown sugar, cinnamon, salt. Pour in melted butter and stir with fork until big clumps form. Squeeze some together with your fingers for extra big crumbs. Pop it in fridge while you make batter – cold streusel stays crunchier on top and doesnโ€™t sink.

2. Mix cinnamon swirl. In small bowl, mix brown sugar, cinnamon, and that pinch of cocoa if using. Set aside. This will be the middle ribbon that everyone fights over.

3. Mix the batter. In large bowl, whisk melted butter, oil, both sugars until smooth. Add eggs one at a time, whisking well. Add sour cream and vanilla, whisk until creamy and no lumps.

In same bowl (yes same!), sprinkle flour, baking powder, baking soda, salt over wet. Fold gently with spatula until just combined – few streaks okay. Donโ€™t overmix! Overmixing = tough coffee cake. Thick, creamy batter is perfect.

4. Assemble – the fun part.

Spread half the batter into greased 9×13 pan – itโ€™s thick, so dollop and gently spread. Sprinkle ALL of the cinnamon swirl mixture evenly over it. Top with remaining batter – dollop spoonfuls over swirl and gently spread to cover (itโ€™s okay if swirl peeks). Sprinkle ALL of that cold streusel on top – pile it on, cover the whole surface. Press lightly so it sticks.

5. Bake. Bake at 350ยฐF (175ยฐC) for 42-48 minutes until top golden brown, streusel crunchy, and toothpick in center comes out with moist crumbs not wet batter. If top browns too fast, tent with foil last 10 min.

Cool in pan on wire rack at least 30 minutes – I know, torture. But warm coffee cake falls apart if you cut too soon. After 30 min, slice thick squares.

That slice? Moist buttery crumb, cinnamon ribbon in the middle, and that crunchy brown sugar streusel on top that crackles. With coffee. Heaven.

The Little Details That Make It THE BEST

Donโ€™t skip the fridge for streusel. Warm streusel melts into cake. Cold streusel stays on top and gets crunchy and clumpy. 15 min in fridge while you mix batter is enough.

Room temp sour cream and eggs. This is not just fussy recipe talk. Cold ingredients donโ€™t emulsify, batter separates, cake bakes uneven. 30 min on counter solves it.

Melted butter + oil. I tried all butter, all oil. All butter = great flavor but drier next day. All oil = moist but no flavor. Half and half = moist for days AND buttery flavor. Thatโ€™s the BEST balance.

Donโ€™t overbake. Coffee cake goes from moist to dry fast. At 42 min start checking. Toothpick should have moist crumbs, not clean dry. It keeps cooking a bit as it cools.

Light pan vs dark pan. Dark metal pans brown faster and can burn bottom. If using dark pan, lower temp to 325ยฐF and add 5 min.

What to Serve With

Obviously, coffee. Lots of coffee. But also amazing with chai, cold milk, or apple cider in fall.

For a full weekend brunch spread, serve this coffee cake warm alongside my Banana Chocolate Chip Muffins Moist Easy – muffins for the kids, coffee cake for the adults who pretend theyโ€™re not eating cake for breakfast. And if you want to go full cozy fall brunch, add my Pumpkin Bars with Cream Cheese Frosting on the side. Your house will smell like a bakery.

Fun Variations (Audience Favorites)

Apple Cinnamon Coffee Cake: Add 1 cup peeled diced apples (Honeycrisp) tossed in 1 tbsp flour to batter. Like a cross between coffee cake and Dutch apple pie buttery crumb topping. Super moist.

Cream Cheese Swirl Coffee Cake: Instead of cinnamon swirl, beat 8 oz softened cream cheese + 1/4 cup sugar + 1 egg + 1 tsp vanilla and swirl into middle. Cheesecake meets coffee cake.

Blueberry Coffee Cake: Fold 1 1/2 cups blueberries into batter, add lemon zest. Fresh and bright for summer.

Nutty Streusel: Add 3/4 cup chopped toasted pecans or walnuts to streusel. Extra crunch.

Gluten-Free? Use 1:1 gluten-free flour blend with xanthan gum. I tested it, works great, just bake 3 min longer.

This is a treat cake, not health food – but sour cream adds a little calcium and itโ€™s super satisfying, so one slice actually satisfies.

Storing and Freezing

This is where BEST coffee cake really earns its title – it stays soft.

Room temp: Cover tightly with foil or in airtight container, 3 days. Donโ€™t refrigerate – fridge dries it out.

Freeze: Cool completely, wrap slices individually in plastic wrap, then foil, freeze up to 3 months. Thaw at room temp or microwave 20-25 sec for warm, soft slice. Streusel stays crunchy even after freezing!

Make ahead: Bake night before brunch, cool, cover tightly. Next morning, warm slices 10 min in 300ยฐF oven. Tastes freshly baked.

Reheat: To get that fresh-baked warmth, microwave slice 15 sec or toast lightly in toaster oven. Add pat of butter if youโ€™re feeling wild.

Mistakes That Ruin Coffee Cake (Donโ€™t Do These!)

Using low-fat sour cream or Greek yogurt. Low-fat = watery, less tender, cake sinks. Full-fat sour cream is non-negotiable for BEST texture.

Overmixing batter. Once you add flour, fold gently 12-15 strokes max. Lumps are fine. Overmixed = tough, rubbery cake.

Skimping on streusel. This recipe makes a LOT of streusel on purpose. Itโ€™s the best part. If you halve it, youโ€™ll regret it. Pile it on.

Cutting too hot. I know it smells amazing, but cutting in first 20 min = gummy center and streusel falls off. Wait 30 min minimum. 45 is better. Set a timer and make coffee.

If you make this, tell me in comments if your family fought over the corner piece with extra streusel. In our house, that piece has a name – itโ€™s called Dadโ€™s piece. I have to hide it.

Happy baking, and may your coffee be strong and your coffee cake be streusel-heavy!

๐ŸฐPile on that streusel

This recipe makes A LOT of streusel on purpose โ€” itโ€™s the famous part. Donโ€™t halve it. Dark pans brown faster: if using dark metal, bake at 325ยฐF + 5 min. Wait 30โ€“45 min before slicing or itโ€™s gummy.
